Planning Commission to Hear Razor Ridge Zone Change Request

A proposed zone change for the Razor Ridge property next to the Skyline Drive entrance west of Cañon City will be considered by the Fremont County Planning Commission at their monthly meeting on May 1st.    Property owner Joseph Bower is seeking a zone change from Business to Rural Highway Business for the 17 acre parcel of property.    The zone change would allow Arkansas River Tours rafting to operate out of one of the buildings on the property.    Rafting operations are currently prohibited within Fremont County’s Business Zone.   In addition to Arkansas River Tours, Royal Gorge Anglers has already set up shop to operate its’ fly-fishing business out of the other structure on site.   In addition, a house on the property will be used as a vacation rental for angling and rafting customers.

The other item of business set to come before the Planning Commission is a request for a Major Modification to the Special Review Use permit held by Eden West Ranch along Highway 69 south of Texas Creek.   The 45 acres of property were initially permitted several years ago for a child care center, a summer camp, and a convention and retreat facility for a limit of 35 persons including staff.   The modifications proposed under the permit is to provide lodging for guests both in the lodge and in three vacation homes and to provide a facility for weddings and other special events on a year round basis.   The property will also contain a commercial kitchen and dining hall that will be used to serve as a center for special events.

The Planning Commission meets at 4:00 p.m. Tuesday, May 1st, in Room LL-3 of the Fremont County Administration Building.
